The Cambodia Retirement Visa (ER): Requirements and Renewals
How the ER extension works for retirees, what evidence it requires, how long it lasts, and the practical arrangements — banking, insurance, accommodation — that make it workable.
Cambodia's retirement visa is one of the more accessible long-stay arrangements in Southeast Asia: a one-year extension of stay for people over retirement age, renewable annually, with no requirement to leave the country between extensions.
It is also widely misunderstood, partly because the rules have tightened around documentation and partly because people confuse the visa category with residency rights it does not confer.
What the ER extension is
The ER (retirement) extension is an extension of stay granted to a foreign national who has reached retirement age and can show the means to support themselves without working. It is granted for up to twelve months at a time and does not permit employment.
It is not a work visa. Earning income from Cambodian employment on an ER extension is a breach of its conditions.
Eligibility in practice
Documents to assemble
- Passport with at least six months' validity beyond the requested extension
- Valid E-class visa and the previous extension record
- Completed application form
- Passport photographs to current specification
- Proof of address: lease agreement, or a letter from the property owner with title evidence
- Evidence of income or savings — pension statement, bank statement, or deposit confirmation
- Fee, payable in the prescribed amount
Keep everything in one folder, including scans. Files get requested again at renewal.
The application process
Extensions are handled through the immigration department, in practice almost always via an agent. The process is:
- Confirm the current E-visa is valid and the extension window is open — typically within the final weeks of the current stay.
- Assemble the documents, including the address evidence in the name on the application.
- Submit the file; the fee is paid and a receipt issued.
- Wait for processing, usually several working days to a couple of weeks.
- Collect the passport with the new extension stamp.
Applying late creates an overstay, which is fined per day and can complicate the next application. Start three to four weeks before expiry.
What it does not give you
| Assumption | Reality |
|---|---|
| It is permanent residency | It is a one-year extension, renewable, not a permanent status |
| It allows work | No employment permitted |
| It allows land ownership | No — foreigners cannot own land regardless of visa |
| It replaces a work permit | No — and holders should not need one |
| It gives a path to citizenship | No; naturalisation is a separate process with its own criteria |
Making the arrangement work in practice
Banking. Open a Cambodian bank account early. Renewals and property matters go more smoothly with a local account, and a bank statement helps evidence the means of support.
Health cover. Local private clinics and hospitals in Phnom Penh and Siem Reap are good but limited for complex care, and evacuation to Bangkok is common. An international policy with evacuation cover is the sensible baseline.
Accommodation evidence. The address on the application should match a document you can produce. A written lease in your own name is the cleanest proof; a landlord's letter works but needs the title document attached.
Reporting. Keep your address current with immigration and keep the lease renewed before the extension application, not after.
Timing. Many retirees travel. Plan the renewal around your travel calendar, not against it — renewing early is easy, fixing an overstay abroad is not.
ER versus other long-stay routes
| Route | Suits | Allows work |
|---|---|---|
| ER retirement extension | Retirees 55+ with independent means | No |
| EB business extension | Employees and business owners | Yes, with a work permit |
| Spouse/dependant extension | Spouses and children of Cambodian citizens or work-permit holders | No, for dependants |
